russells letting agents aka thieving scumbags

Can i just say that over the past year and a half i've had the worst experience ever with Russells lettings. They have no compassion or care for tennants, i've been with a few agencies over the years and these are by far the worst.
Avoid them at all costs!!!!

I know someone who was looking to rent some flats, they didn't like what they heard from others who used them as agents. So seems crap for both sides.

you are the second I have heard from that indicates they are lacking (seems there are a few more)... a friend has asked her brother (barrister) to intervene which I gather he is considering (he's ever so busy) so I'll await with interest to hear what transpires. A stiff letter and threat normally does the trick but I'm not sure on the what/why/where fore of the dispute/problems and didn't really delve into it but suffice to say when she was around the other day there was voracious complaining and when she kicked my sons old Teddy Bear through the doorway with a guttural oath I knew it was bordering on really bothering her... I made suitable 'there there' noises and administer herbal tea as my son whimpered 'oooooohhh' as Teddy flew through the air and he scuttled off after him and kept a low profile until 'angry lady' (as he called her) departed... I resisted the temptation to ask her not to kick my sons bear as I wanted a quiet day...

oh well... with the way stuff on WAN turns up on search engines Russells Letting Agents may may rue the fact they have irked some and that internet frequenters are displaying their displeasure... maybe need to change their style...

They are basically a bit shit....every occassion we have had a problem they have been awful at resolving it! I would also say if you can avoid going through Russells then please do!

I've never rented a house through Russells. Do I win?

I've never used them because I've had 3 viewings with them which they didn't turn up for.

I also once found a room through them when I had just 2 weeks to find a place. It turned out that they had allocated me a student house meaning I would be liable for all the council tax, which I couldn't afford. This is despite me explictly asking them not to put me in a student house and even asking the chap who showed me round if this was a student house and being told "no". This meant I had to turn down the room and this meant I had to find a place in just 3 days. I'm not very fond of them either after this.

I'm fairly aware of the problems with them, but we've found them to be fine so far (although you should have seen how many amendments we made to the inventory) and they always do repairs when we ask them to. I feel like i'm being lulled into a false sense of security.

Out of curiousity, does/has anyone rented from RPI? They took over one of the old Cambridge companies a few years ago. We were with them and found them, interesting. They never got anything fixed but didn't bother with any inspections either. That rather suited us, to an extent, but the house will probably fall down soon and it would have been nice if any of the lights in the front room worked and the ones in the hall didn't fall out of the ceiling every so often etc.

I looked on their website once and was greeted with an invitation to let them look after properties of a value of £1m or more, as that is their claimed speciality. I wonder what these properties are worth now?

I have decided to post on this forum as both previously a tenant of Russells and now a landlord. Now that I have approached lettings through Russells on both sides I feel I have a greater understanding of how a business like this operates and therefore can give a more informed perspective on the situation. As a tenant I can say that the staff were never rude to me. All urgent work was undertaken in a timely fashion, although sometimes I had to wait a little longer for what I would consider to be ‘cosmetic’ repairs that didn’t really affect my living in or enjoying the property.

As a landlord who now authorises the works to my property I now see that the cosmetic repairs took longer as they were waiting for approval from my landlord (normally they are required to supply two quotes before taking a landlords instruction on works) rather than just proceeding at will. It is important to remember that Russells are an agent dealing with houses that are not owned by them and therefore they are not at liberty to spend their landlord’s money at will without permission.

With the fact that Russells are agents in mind I think that it is important to also take a balanced view on the situation that they are in. They have a contractual obligation to their landlord to ensure that they supply good tenants and ensure that the tenants they supply pay their rent on time and look after the property well and in line with the terms of their agreement. They must meet the terms and conditions that they have with their landlords, this is a legal obligation.

On the flip side the tenants are their customers and they need to try to meet their needs as best as they possibly can with the constraints put upon them by me as their landlord. They are, to a degree, in a bit of an impossible situation where they have to try to please everyone, but have little control over the situations imposed upon them.

I have also witnessed firsthand some of the abusive behaviour that the workforce at Russells are subjected to by their tenants. I am quite certain that whatever the situation there is absolutely no need for anyone to be spoken to as appallingly as I have witnessed. I appreciate all of the comments detailed below are your personal experiences in your eyes, but cannot help but feel they are a very one sided view.

Perhaps we should all consider the following before laying down criticism of an individual or a company: Have you ever done this type of job? Have you always made your customers happy? Do you believe that nobody has ever had reason to complain about your behaviour or the way you do your job for some reason? Do you think that you behaved as a model tenant? Do you think that you abided by the terms of your tenancy? Do you feel that you acted respectfully to the other human being with which you dealt?

Isn’t always easy to criticise others but never ourselves!

I have personally been very happy with Russells, both as a landlord and as a tenant and would happily recommend them and I know many people that also would. They have always acted with professionalism and integrity. There will always been a few people that are unhappy and throughout my working life I have discovered that criticism is far more widespread than praise which is a real shame.

On another note I wonder if some of you have considered that your comments could be considered slanderous. You talk about potential legal action against Russells, but subsequently leave yourselves wide open to the same just by posting a very unbalanced view. I also cannot help but feel the post about the teddy is somewhat absurd! To this end I have, as a very satisfied customer who feels that this posting is unjust, forwarded the link to Russells so that they may take any appropriate action they feel is necessary.

Moominmoo, it's libel, not slander. Slander is when it's said in person and libel is when it's written.

I often find it interesting that when Russells name comes up in a negative context online, similarly worded replies come up online. No idea why.

Yes, I feel very sorry for them. It must be awful being in a position where you can charge exorbitant fees that don't reflect true administrative costs.

Isn’t always easy to criticise others but never ourselves!

I constantly criticise myself for renting from Russells. When the tennants of our house went there different ways Russells made it very difficult for us to pass any credit checks. Not through any fault of ours (we paid all the bills on time) but through them not giving out the whole truth.

It's my opinion. Sue me.

My dad has pretty much the highest credit rating it's possible to have but couldn't be a guarantor with Russells because he had to prove he was earning £25k PA (hard when you run your own business), so we had to pay an extra deposit, despite no other agency doing this. Despite never carrying out the credit check because he didn't meet the criteria, they still charged for it. That's fact not libel.

Indeed, and when they let themselves/contractors in with a spare key without giving us 24 hours notice first they are breaking the contract/law. That would be the basis of my complaints and quite justified I think!

The £75 charge per tenancy is dubious too, despite every other agency operating rolling tenancies. Rolling tenancies are desribed in letting law, so while Russells aren't breaking the law, they are being ridiculously shark-like. I can only assume they get round it by sending you notice to leave 2 months before the end of the tenancy, which you can stop by paying the fee.

Incident 1: Charging me £225 to clean the flat when i had already cleaned it to a very high standard when i left.
Incident 2: On 3 seperate occasions i received letters saying i owed them money for renewing the contract, i had to tell them when i payed the money in so that they could check their accounts and verify that i had already paid them. Why don't they check their accounts before sending letters out?
Incident 3: When they were showing potential tennants round to view the flat which i was leaving they left the lights on, and once left the door unlocked.
Incident 4: £75 to renew an agreement!
Incident 5: When i chose to try to leave the contract early i was told i had to wait until they found another tennant despite giving them 2 months notice, when they did find a tennant i was given 48 hours to find another place to live and move out.
Incident 6: It usually takes 3 emails to get an email response back from them.
Incident 7: None of my heaters or electrical outlets were saftey checked in the 1.5 years i was with them.

Now you can argue that a couple of these things were in the contract i signed with them which is true but i still feel cheated by them and the way they treated me due to the fees and costs they charge.

Absolute drivel. In my experience standard practise is for there to be an amount agreed between agent and landlord below which the agent can spend per month on repairs. £250 is around the usual amount. As for requiring 2 quotes before work can be done, that is certainly not usually the case. The agent will have their own favoured repair companies which would be recommended to landlords. If the landlord prefers to use another company then that will be the case. Having discussed this with more than one reputable Cambridge lettings agency, I can probably find numerous fictions in the rest of that post. If we still lived in our old place I'd probably be able to find the sample contract from Russells which I'd be more than happy to post here.

Threads like this make me feel better that I owe the bank £75,000 for my tiny share of a flat. I had 8 houses in 8 years, the constant moving and renewal fees are one of the reasons why I sunk into debt. I had private landlords too, who also turned out to be C-nts (memorably one demanding that all tennents leave with 6 days notice, then doing a runner with a months rent and deposit). Fortunately the housing association I now rent with are very reasonable to deal with. Sadly millions of people have to deal with this shite every day.

Incidently the new Tory government have just further changed the planning rules so that planning permission is now required to change a house into a mixed occupation shared house. The reason why they are doing this is because the Tory party (and their poor poor unfortunate voters) are worried that too high a concentration of those "terribly uncouth" rented houses full of "poor people and students" will fill those charming middle class commuter villages and suburban family areas on the outskirts of towns. Having planning permission requirements means that councils will be able to have more control over where rented houses go.

The upside of this means that landlords can't change a falling down shithole of a former private house to a rented house if they can't sell it just like that. If it is really unliveable then the planning permission will be refused, so conditions of future rented houses should improve. The downside is that there will be less rented houses (how many of them really are in poor condition - many of them!), so rents will probably skyrocket. Plus all the shithole rented houses which are already there will stay there and get worse. I can't decide if the Torys need another sarcastic applause for this one or not.

I lived in three with you Mr B, plus one short term in Seths flat before I moved in with you. That's 4. After I left I moved into the private landlord who did a runner (5), then I had two very short contract houses which I had to leave because they were so horrid (7), then Hooper St until I moved where I am now. It was the short term ones which were the killer.

Between these were short term periods of homelessness living with Chris, Em and my parents but they don't count.

The Tories have been wonderful on property. They removed rent controls, sold off vast swathes of council housing (and are gearing up for more in this direction from what I can tell), removed restrictions on room sizes in properties, hence some of the shoe boxes that exist now. They don't seem content until we're back in the 19th century.

From what I remember, Russells charge their landlords much more than other companies, often for things that would be free elsewhere (albeit with a higher pre-deductions income promised). On first glance, they look quite attractive, until you realise the tenants would be paying £100 more while you'd be £200 worse off with them. So it's not just the tenants that get screwed. I'd love to know how they attract customers.

OFFICIAL STATEMENT FROM ROBERT RUSSELL @ RUSSELLS

We note various tenants’ comments on this website with interest.

There are a number of fundamental issues which tenants need to understand. We act as landlords agents, the properties don’t belong to us and as such we generally have no authority to do anything without landlord’s instructions.

Whilst notice may be served on a tenant, this is not at Russells instigation. It is on landlord’s instructions.

Lettings inevitably causes disputes as landlords and tenants have diametrically opposed on matters. To reiterate again the landlord is our client but of course tenants are our customers and we wish them to be happy.

In respect of the entry relating to a room, this is clearly wrong as we do not rent rooms. Neither do we rent student accommodation. This entry is by the same person who claimed that we did not turn up to viewings. Whoever you are you have the wrong agent. Our viewing staff are entirely reliable although we do have many occasions where people turn up late for viewings and expect our viewing staff to hang around for half an hour waiting for them. Clearly we cannot do this as this would make the viewing staff late for their next viewings. We have even had one potential tenant who was late and blamed us for not calling him first thing to wake him up and remind him he had an appointment.

We are members of both the Association of Residential Letting Agents and the Royal Institution of Chartered Surveyors and have a strict code of conduct which we adhere to. We also have a formal complaints procedure and therefore I would respectfully suggest that anybody on this website forum should use that complaints procedure if they have a genuine grievance rather than simply posting potentially libelous or clearly ludicrous entries about harming kittens. We are also members of the Lettings Ombudsman Scheme to which ultimately a referral can also be made.

Alternatively make an appointment to see one of the Directors who will be pleased to discuss any problems which you might have rather than hiding behind the anonymity of an online discussion forum.

Of course you are never to blame with what you have written, it`s a tenants fault you infer. Most companies say when they go onto a programme like Watchdog apologies to customers complaints and say they will strive to do better in future. Reviews by customers online are not libelous there are hundreds of sites where companies offering a service or product are reviewed that`s the price you pay for being in business accessed by the general public, people here have true facts on experience of dealing with your company.
It`s a joke about the kittens, geez.
You have dug yourself a bigger hole on here and users have the measure of your company.

Russells took over the leasing on my house out in the countryside last year and after ten long years of my family making it home there and paying all our bills on time and fixing up the garden, right out of the blue they evicted us, giving us three months to change our lives completely and take my kids possibly out of reach of their schools. Madness. and all this just to do a little bit of renovating and jack the price up double.
Things were changing anyways for us so it made sense in the fabric of things, but still.

a) It's all a giant conspiracy
b) All their customers are delusional
c) Russells simply aren't as good as they'd like to think

I have never dealt with Russells but after reading their 'official response' I am very glad this is the case.

What kind of a company openly moans about it's clients, makes legal threats at any sign of criticism and confrontationally approaches discussion of it's business by stating their customers are 'hiding behind the anonymity of an online discussion forum' all within the context of an official company statement?

Russells doesn't seem to even be able to get it's PR right never mind anything else.

I met someone on freecycle recently who had had such a bad experience with Russells, they warned me against having any dealings with them and I only met them for about five minutes!

I'd never met this chap before, and he seemed a nice bloke, but to hear this again, and from various other people over the years, there has to be an element of truth in it.

When are you going to realise RUSSELLS LETTINGS AGENCY, that you are a HUGE FAIL? You can't treat people like cunts and expect them to put up with it, because this thread is an example of what happens when you do.

So Russels haven't served a notice of repossession on a WAN member here and that it actually came from the owners. Is that so? She is in contact with the owners, perhaps you should inform her that the notice of repossession came from them. So she didn't continually email Russells about problems and get no reply. So she imagined all the problems with the house and the central heating system through to blocked gutters and no inventory provided. So she didn't have an argument with one of your staff which caused the notice of repossession in the first place this April due to the Russell employee not liking here complaining.

Well that's all right then, all imagined as with all the stuff on mumsnet and www.allagents.co.uk/russell-residential and the other experiences... mass hallucination.

so it's official, Russells are truly fine letting agents, you heard it here first.

Hey Mr Russell - I have no particular axe to grind about your letting agency but I have met a number of people who have.

How things work is like this - if a business is conducted in such a way as to cause upset to people, those people will voice their complaints. If many of them do this, it's called 'getting a bad reputation'. Although it's perhaps a bit 'off-message' in this day and age, there are still many people who might interpret this as being the result of poor practice, rather than the whinging of ungrateful scum who should be grateful for the opportunity to line the pockets of the business in question. Now, the business can either take no notice, and carry on - or address the issues raised. That decision may depend on economic factors or possibly a desire to be seen as a 'nice' or 'good' company. Unconvincing responses on an internet messageboard will usually tend to prompt others to raise their own grievances.

Irritating though it probably is to some, (and I am not making any assumptions about the views of you or your colleagues) there are still people about who tend to see businesses primarily as money-making concerns, rather than as a manifestation of all that is good in society.

In respect of the entry relating to a room, this is clearly wrong as we do not rent rooms. Neither do we rent student accommodation. This entry is by the same person who claimed that we did not turn up to viewings.

You used to. It was a good few years ago. Plus you've never turned up for any viewing I've arranged with you except for the one with the council tax. There's no "claim" about it.

I have had only one dealing with Russells, this was for a viewing on a house earlier this year. Sounds like we had a lucky escape, but the way the guy turned up for the viewing late, stinking of fags and with a general couldn't-give-a-shit attitude put us off anyway. He didn't seem interested in selling the place to us and just seemed really unprofessional in general. Like someone had sent their mate along to do it.

On the plus side, at least they don't seem to charge as much as Tucker Gardner to do the cleaning at the end of the tenancy!

'no, we aim to keep our custoners', came the response.

Then hysterical laughter when I told them what I used to have to pay.

So far we've had 3 1/2 people claiming to be Russells customers rush to their defence. One joined up, published one post and immediately deleted their account, the other two 1/2 proved themselves to be the same person. Frankly, if they have a long line of satisfied customers I'd expect better than a short line of fictional ones to have appeared by now.

I think there are a lot of people here who are being terribly unfair. I'd just like to say the following:
- Russells have never taken a penny from me for any rented property I have lived in.
- My grandmother lived to be nearly 97 - surely if Russells were as bad as people say, they would have given her a fatal dose of pneumonia at the age of 53.
- Raoul Moat has never worked for Russells.

Perhaps those of you who are so quick to condemn would like to consider the above. And if you hate living in rented accommodation so much, the I suggest you get up off your sponging backsides an set up a lettings agency yourself, so you can make enough money to buy a house.

I love the replies from Russell's staff - hilarious!

I discovered a few bad reviews of Russell's online before I started renting with them last September, and I wish I'd paid a bit more attention. I'm now 6 months into my contract and they've been absolutely terrible - a few examples follow. (Also, I am going through the official complaints procedure against a member of staff, not that I expect it to get anywhere as they're all as bad as each other!)

- they left us without central heating for week and a half during the snow etc last November. It was literally -3 degrees C inside the house at one point. We all ended up sleeping on friend's sofas; it was impossible to live in the house. This despite us calling and emailing our property manager at least once a day, usually more, during that time (the member of staff I'm complaining about - she doesn't give a shit about your welfare so long as she can screw you for every penny she can get...)

- when the heating was fixed (which took several visits after that first week and a half, as their heating engineer kept getting it wrong - I presume he worked for Russell's directly as he had their logo on his shirt) we soon discovered that it was STUCK ON. We couldn't turn it off. Given that we're out of the house all day this was a shocking waste of gas and money. So, we emailed and called Russell's several times, without reply. Eventually we were told 'You're not meant to be able to turn it off'. Err, what? Has anyone here ever had central heating that had no off switch? Didn't think so. They told us to control the heating using the knobs on the radiators. I turned several of them off completely. The radiators remained boiling hot - the knobs didn't work (HA, just like Russell's). We told them this, repeatedly, and it took THREE MONTHS for them to send someone out to fix the heating controller. During this time we had our heating on full whack, 24 hours a day, 7 days a week, which made the house unbearably hot at times, and who has to foot the gas bill?? Us!

- when we complained to the property manager about the massive delay in fixing the controller, she offloaded her job on to us. 'The heating engineer doesn't always get back to me,' she said. 'Here's his number, you call him.' What the fuck are these people paid to do all day?

I could go on - this is genuinely just the tip of the iceberg. I've never, ever encountered the degree of rudeness and unprofessionalism displayed by Russell's staff. Ah, I really could go on. But enough for now.

Except to say one thing, to Mr/Ms poster-from-Russell's- you accused someone of lying because they said you let them a student property. Russell's don't let student properties you say? Myself and my 3 housemates, your tenants, are all students...

Mark Curtis - I am going through all the official avenues of complaint now. It would be great if everyone on this thread did the same - they deserve to be bombarded with complaints, it might actually give them something to do. I've also written to BBC Watchdog, but I think they're more likely to consider featuring Russell's on the programme if several people complain. All you have to do is fill in a short form on the Watchdog website, it takes about 5 minutes. So I urge you all to do it, please! I've also been trying to get an article about my problems with them in the local press, but the journalists are being a bit crap at getting back to me.

To update on my previous post - I was forced to move out into temporary accommodation due to a flood in my bedroom and the living room beneath it caused by a pipe bursting in the attic. One of the directors (who has been mentioned in previous posts) promised me that I could claim all the costs incurred back from the landlord's insurance company... (this amounts to £600 in rent paid to Russell's for a time when I couldn't actually live in the property, about £650 paid for a temporary room, and £70 in extra commuting costs as I couldn't find a temporary place close to work).

Needless to say, I have not received a penny and Russell's are blaming this on the landlord's insurance company's refusal to pay out. Absolute wankers.

Our property manager went into my bedroom 5 days after the flood started, WITHOUT contacting me or any of my housemates - a blatant breach of contract - because she wanted to pull the carpet up with a contractor. As they hadn't informed me all my stuff was still in the room, albeit piled around the edges to keep it away from the water. She TRASHED my belongings - everything was chucked on a big pile on top of my bed (which had been badly water-damaged already). Photo frames, my jewelry, DVDs, desk chair, everything was thrown on there. Several things, such as glass picture-frames and candle-holders were broken. I'm yet to receive any reply at all, let alone a satisfactory one, to my complaints about this...

These people intimidate, frighten and bully tenants into handing over money that they do not deserve... lets not let them continue to get away with it. Posting messages here is not enough - take proper action everyone!
